We’re licensed in Idaho. We can process loans in 46 states. Lenders in four states (Georgia, Illinois, Minnesota, New Jersey) may have overlays that require license. We cannot process in the following states: Arizona, California, Oregon, Texas, Florida, Michigan, and Nevada.

We get paid via escrow at closing

No, we believe that’s the responsibility of the LO. If you’d like us to be a back up, we can discuss that with you.

We handle most of the communication (if not all) with the borrower, title, lender, appraiser, and any other parties, as you prefer. We do not handle any communications about terms.

In general, we don’t lock loans, however if you want us to register the file and lock the loan immediately, we can discuss that.
